The San Antonio roofing contractor homeowners call when they want straight answers
Wannamaker Roofing has been putting quality roofs on San Antonio homes since 2012. We're locally owned, licensed, insured, and we've built our reputation on one thing: treating your roof — and your insurance settlement — the way we'd want ours treated. We handle every residential and commercial service under one roof. Roof replacement with Class 4 impact-resistant shingles, architectural asphalt, standing seam metal, concrete tile, clay tile, and slate — installed by GAF, Owens Corning, and CertainTeed-certified crews. Post-hail storm damage repair with full insurance claim handling — we meet your adjuster on the roof, write Xactimate supplements when scope misses items, and fight to recover covered settlement value other contractors leave behind. Every inspection is a free inspection: 45–90 minutes on-site, 30+ photos, written report within 24 hours, zero pressure. If your roof has five more good years, we'll tell you that. We'd rather earn a replacement five years from now than sell you one you don't need today.
Our differentiators are things we can actually back up. Line-item pricing — no bundled "call for pricing" nonsense. Single-day installs on most asphalt replacements with experienced crews who leave your property cleaner than they found it. A 5-year workmanship warranty on every replacement, in addition to manufacturer coverage. Insurance claim handling that includes on-site adjuster meetings, supplement writing, and depreciation-release support at no additional charge — we get paid for the install, not for the paperwork. We serve the full San Antonio metro: Stone Oak, Alamo Heights, Boerne, New Braunfels, Schertz, Helotes, Converse, Universal City, Leon Valley, and every Hill Country suburb in between. Call (210) 504-1295 or request a free inspection below. We'll call within 24 hours to schedule.

Real credentials, real track record, real accountability — not a directory listing or a storm-chaser with an out-of-state phone number.
Locally owned since 2012
14+ years of San Antonio roofing experience. Licensed, fully insured (GL + workers' comp), and locally headquartered — not a franchise or out-of-state operator.
47+ five-star reviews
5/5.0 rating across 47+ verified Google reviews. Zero outstanding BBB complaints. Track record matters more than marketing.
GAF Master Elite certified
Top 3% of GAF-certified roofers nationally. Qualifies us to install the Golden Pledge warranty — coverage other contractors literally can't offer.
Insurance claim experts
Thousands of adjuster meetings attended. Xactimate supplements recover avg $1,500–$3,500 per claim. No fees — we get paid for the install, not the paperwork.
Picking a roofing contractor is one of the larger financial decisions most San Antonio homeowners make. A new roof is a $12,000–$30,000 purchase that you live with for 25–50 years. The quality of the install, the accuracy of the estimate, and the contractor's willingness to stand behind their work years later all matter far more than whoever had the lowest bid. Wannamaker Roofing was founded in 2012 with a specific approach: treat every homeowner the way we'd want our own family treated. That means inspections that produce real information instead of sales pressure, estimates broken down so you can see what you're paying for, installations done by experienced crews who take pride in their work, and warranty support you can actually reach when you need it.
We've built a reputation across 47+ Google reviews with a 5.0 star average — not by gaming reviews, but by showing up when we said we would, finishing when we said we would, and fixing any issue that comes up afterward without argument. Our insurance claim work is a core part of what we do, and it's where the quality difference shows most clearly. Attending adjuster meetings, writing Xactimate supplements, documenting code-upgrade requirements, and handling depreciation-release paperwork all recover settlement value that homeowners leave behind with less experienced contractors. The average claim we handle recovers $1,500–$3,500 in supplement scope that initial adjuster scopes missed. We do this work at no additional cost — our revenue comes from installation, not paperwork fees. That's the kind of approach we think people deserve from their roofer.
Our Roofing Certifications & Partnerships

Roof Replacement in San Antonio
Roof replacement in San Antonio costs between $9,500 and $45,000 depending on material and home size. As a full-service San Antonio roofing contractor, we install every major residential material: architectural asphalt shingle ($9,500–$16,000 typical for 2,000 sq ft), Class 4 impact-resistant upgrade ($11,000–$18,000 with insurance discount payback), standing seam metal ($18,000–$35,000 with 50+ year life), concrete and clay tile for Spanish and Mediterranean architecture, and synthetic or natural slate for historic homes. Whether you're searching for "roof replacement near me" after storm damage or planning a scheduled upgrade, our process is the same: free inspection, line-item estimate, manufacturer-certified install, and a 5-year workmanship warranty on top of manufacturer material coverage.
Every replacement includes drip edge, synthetic underlayment, ice-and-water shield in valleys and penetrations, starter strip, proper attic ventilation, and cleanup that leaves your property looking better than we found it. We pull permits (City of SA DSD or relevant jurisdiction), coordinate HOA design review when applicable, and handle final inspection sign-off. See our full San Antonio roof replacement cost breakdown for detailed pricing by material.
Storm Damage Roof Repair & Hail Damage Claims
San Antonio sits at the southern edge of Texas hail alley. Qualifying hail events hit the metro every 2–4 years on average, and most homeowners file 2–3 roof insurance claims during a 20-year ownership. Our hail damage roof repair and storm damage services cover the entire process — pre-claim inspection with NOAA storm event correlation, damage documentation in claim-compatible format, on-site adjuster meetings, Xactimate supplement writing for missed scope items, and depreciation-release documentation after install.
The average supplement we write recovers $1,500–$3,500 in additional settlement value for items initial adjuster scopes typically miss: code upgrades (drip edge, ice-and-water shield), decking allowance on older homes, ventilation upgrades required by current code, and collateral damage on specialty materials. All claim support is free with our installation — we get paid for the install, not the paperwork. Same-day emergency tarping available to stop active roof intrusion while the claim process runs in parallel.
Tile Roof Specialists in San Antonio
Tile roof replacement and repair is specialty work — and we're the San Antonio tile roof specialists that homeowners in Stone Oak, Alamo Heights, Shavano Park, and upscale Spanish-architecture subdivisions call when their clay or concrete tile needs work. The tile itself lasts 50–100 years, but the underlayment beneath is a 25–30 year membrane — when it reaches end-of-life, tiles need to be lifted, underlayment replaced, and tiles reset (a "lift and relay"). We handle lift-and-relay, individual-tile damage replacement, and full tile roof replacement with proper structural evaluation.
Tile roof replacement typically runs $18,000–$45,000 for a 2,000 sq ft home depending on material (concrete vs clay) and profile (S-tile, W-tile, flat tile, or mission barrel). Tile weighs 6–8x what asphalt shingle weighs, so many homes need engineering confirmation that structure can carry the load. We handle that evaluation as part of the quote process. Post-hail, we document cracked tiles for insurance claims and handle underlayment-damage assessment that many non-specialist adjusters miss.
Roof Repair & Leak Detection Near You
Looking for a roofer near me for a leak or emergency repair? Roof repair and leak detection are everyday work for our San Antonio crews. Leaks rarely originate where the ceiling stain appears — we use structured leak detection methodology including attic investigation, per-slope surface inspection, water testing when needed, and thermal imaging for hidden moisture to find the actual source rather than guessing. Most residential leaks trace to pipe boots, chimney flashing, skylight seals, valley debris, or wind-damaged shingles. Same-day emergency tarping available across the San Antonio metro to stop active intrusion while permanent repair is scoped.
Commercial Roofing — TPO, PVC, EPDM & Metal
Commercial roofing for San Antonio retail, office, warehouse, multifamily, and food-service properties. TPO is our most-common install — its reflectivity meaningfully reduces cooling costs in the San Antonio climate (typically saves 10–20% annually on HVAC). PVC for chemical and grease exposure (restaurants, commercial kitchens). EPDM for mechanical-heavy rooftops. Standing seam metal for industrial and architectural commercial where slope allows. After-hours scheduling for retail and medical properties that can't pause operations. Manufacturer-backed warranties up to 30 years on qualifying systems. 2,500 sq ft strip center sections to 100,000+ sq ft distribution centers — we size the approach to the building.
Free Roof Inspection Across San Antonio
Every inspection is a free roof inspection — no trip charge, no estimate fee, no obligation. 45–90 minutes on-site, full attic walk-through, per-slope roof walk, 30+ photos, and a written report within 24 hours. Findings are severity-ranked so you can prioritize: immediate attention items, 1–2 year items, watch items, cosmetic notes. We tell you honestly when your roof has more good years left — we'd rather earn a replacement five years from now than sell you one you don't need today. Pre-listing inspections available with disclosure-ready reports for real estate transactions, and PCS-urgent expedited reports for military families on tight closing timelines.
Residential Roofing Services
Our core business is residential roofing for San Antonio homeowners. We handle every piece of the residential roof lifecycle: new construction roof installation for custom builds, full tear-off and re-roof replacement for aging homes, repair work ranging from single shingle replacement to full section rebuilds, and specialty services like ventilation retrofit and gutter system installation. The typical San Antonio residential replacement we handle is a 2,000–3,500 sq ft home with architectural asphalt shingle or Class 4 impact-resistant upgrade, completed in one day with a crew of 6–8 installers plus a project manager on-site throughout.
Every residential project follows the same quality process regardless of material or scope. Pre-project walkthrough identifies decking concerns, penetrations, and existing conditions before material orders. Tear-off crews protect landscaping, pools, HVAC condensers, and vehicles. Decking inspection identifies sheathing that needs replacement and photos document any hidden damage for insurance supplement purposes. Synthetic underlayment, ice-and-water shield in valleys and around penetrations, drip edge at all eaves and rakes, starter strip, and proper ventilation components are all installed to manufacturer specification — not cut corners to hit a price point. Nail patterns are 6-nail (not 4-nail, which voids manufacturer wind warranties on most products). Cleanup includes magnetic sweep of the yard and driveway for nails, tarped debris removal, and a final walkthrough with the homeowner.
Residential warranty stacking is where manufacturer certification matters most. Our GAF Master Elite, Owens Corning Platinum Preferred, and CertainTeed SELECT ShingleMaster certifications qualify us to install the enhanced warranty levels (Golden Pledge, Platinum Protection, 5-Star SureStart Plus) that cover labor and tear-off — not just material replacement. A non-certified installer cannot offer these warranties regardless of what they promise at sale. Standard Wannamaker residential projects include a 5-year workmanship warranty on top of whatever manufacturer coverage the homeowner selects. Financing is available through national lenders with terms from 0% same-as-cash promotional periods to longer-term fixed-rate loans, though most homeowners pay from insurance settlement, home equity, or cash.
Commercial Roofing Services
Commercial roofing is a meaningfully different discipline than residential — different systems, different failure modes, different stakeholders, and much higher stakes when things go wrong. Our commercial roofing services cover the full range of San Antonio property types: strip retail centers, standalone retail and restaurant buildings, single-tenant and multi-tenant office complexes, warehouses and light industrial facilities, apartment complexes and multifamily properties, hotels and hospitality properties, religious facilities, medical office buildings, and auto dealerships. Project sizes range from 2,500 sq ft sections of strip retail to 100,000+ sq ft distribution centers.
Commercial operations scheduling is critical. A retail tenant can't pause operations during business hours. A restaurant can't close for a week. A medical office has patient appointments booked months out. We plan commercial work around your operations — after-hours installation for retail, weekend work for medical, phased section-by-section replacement for multifamily, and overnight work when grease exhaust systems or refrigeration equipment require uninterrupted operation. Standard documentation provided with every commercial engagement includes Certificate of Insurance naming the property owner as additional insured, W-9, OSHA-compliant written safety plan, project schedule with daily milestones, and manufacturer certification paperwork for extended warranty registration.
The commercial membrane systems we install most frequently in San Antonio are TPO (white thermoplastic — reflects solar heat, reduces cooling load 10–20%), PVC (longer life, chemical-resistant — required for restaurants and commercial kitchens with grease exhaust), EPDM (rubber membrane — ideal for mechanical-heavy rooftops where traffic matters more than reflectivity), modified bitumen (torch-down or self-adhered asphalt — fits older buildings with existing built-up roofs), and standing seam metal (40+ year life, worth the premium for industrial and architectural commercial where slope allows). All are available with manufacturer-backed extended warranties up to 30 years when installed by certified contractors, which we are for Carlisle SynTec, Johns Manville, GAF Commercial, and other major membrane manufacturers. Post-installation, commercial maintenance programs that include annual inspections cost about 10% of what premature replacement costs when neglected roofs fail early.
Specialty & Premium Roofing Materials
Beyond standard architectural asphalt shingle, we install the full range of specialty and premium residential roofing materials that San Antonio's architecturally diverse neighborhoods call for. Our premium asphalt lineup includes designer and luxury shingles like GAF Grand Sequoia and Camelot II, Owens Corning Berkshire, CertainTeed Presidential Shake TL, and Malarkey Vista — shingles that mimic natural slate or wood shake aesthetics at a fraction of the cost, with lifespans of 30–40 years. Class 4 impact-resistant options (GAF Timberline HDZ with StrikeZone, OC Duration Storm, CertainTeed NorthGate ClimateFlex, Malarkey Legacy) are standard recommendations for hail-corridor properties.
Natural and synthetic slate is available for premium and historic San Antonio homes. Real Vermont or Pennsylvania quarried slate delivers 75–150 year lifespan and unmistakable architectural authenticity — the longest-lasting roof material available. Synthetic slate alternatives (DaVinci, Brava, CertainTeed Symphony) provide 80–90% of the aesthetic at 30–40% of the cost with 50-year manufacturer warranties. Cedar shake and shingle are rare in San Antonio due to fire code considerations but available for properties outside city fire restrictions. Copper and terne-coated metal accents for dormers, bay windows, and specialty architectural details are handled in-house.
For clay and concrete tile — common in Stone Oak, Shavano Park, Dominion, and upscale Alamo Heights subdivisions — we install every major profile: Spanish barrel, S-tile, W-tile, flat tile, and concrete-look tile. Tile structural evaluation is included in every quote (tile weighs 6–8x what asphalt weighs; many homes require engineer confirmation before install). Lift-and-relay service addresses the 25–30 year underlayment membrane that lives beneath century-durable tile — the maintenance reality most tile marketing doesn't disclose.
For low-slope residential additions, sunrooms, and carports that can't shed water properly with shingle, we install TPO, PVC, and modified bitumen membrane systems. Standing seam metal in residential aesthetic profiles (hidden fastener, 24-gauge Kynar-finished steel) is popular for modern and farmhouse architectures across the Hill Country. Every specialty material install follows the same quality process as standard work, with additional time allocated for the material-specific details that determine long-term performance.
Roof Maintenance & Inspection Programs
Roofs that receive regular inspection and maintenance last 30–40% longer than roofs that are installed and then ignored. That's not a sales pitch — it's simple mechanics. Pipe boots crack at 15–20 years and need replacement. Flashing seal strips age out and need refresh. Gutters clog, valleys accumulate debris, ventilation blocks. Each of these is a $100–$500 preventive maintenance item that, unaddressed, turns into a $2,000–$8,000 leak-repair scenario. Regular roof inspection catches these items while they're still cheap.
For San Antonio homeowners, we recommend annual inspection on roofs 10+ years old and biannual inspection on roofs 20+ years old. The pattern we advise: March inspection before hail season (establishes pre-storm baseline for claim documentation if a storm hits), October inspection after tree debris accumulation (catches valley debris and gutter issues before winter). Both inspections are free, produce written reports with photos, and include an attic walk-through assessing ventilation, insulation, and decking condition from below. For tile and premium-material roofs, 5-year professional deep inspection is worth considering given the higher replacement cost consequences of unaddressed issues.
Commercial maintenance programs are different in structure and higher in value. A neglected 30,000 sq ft commercial roof can fail 10 years earlier than a properly maintained one — which means a $100,000 early replacement bill that proper maintenance would have prevented. Our commercial maintenance plans include semi-annual inspections, debris clearance from drains and scuppers, membrane seam inspection with sealant refresh where needed, flashing and penetration inspection, and annual manufacturer-warranty compliance documentation. Typical annual cost for a 20,000–40,000 sq ft commercial property: $1,200–$3,500 — vs the $150,000–$400,000 cost of premature failure when maintenance is deferred.
Post-storm maintenance is another routine category. After any significant San Antonio storm (1-inch+ hail or 60+ mph wind gusts), inspection within 30 days preserves insurance claim window options and catches wind damage that isn't visible from the ground. We offer rapid-response post-storm inspections with 24-hour scheduling during storm season and same-day emergency tarping when active intrusion requires immediate mitigation. Maintenance documentation for warranty purposes is maintained in your customer file — manufacturers sometimes require proof of regular inspection for warranty claim support, and we handle that paperwork at no additional cost.

Customer Testimonials & Reviews
5/5.0 stars across 47+ Google reviews. Below are representative customer stories with the specifics — the kind of details that show what hiring us actually looks like.
"After the April hail storm we had 40+ impact strikes on our roof. Wannamaker inspected for free, attended the State Farm adjuster meeting, and wrote a supplement that recovered an extra $2,100 for decking and code upgrades. Full clay tile restoration done in 4 days with OHP design-review approval. Couldn't have asked for a better process."
"Third roof in 18 years thanks to Stone Oak hail. This time we upgraded to Class 4 — Wannamaker walked us through the USAA discount math (saved $280/year on our premium) and coordinated with our HOA for same-color approval. Line-item estimate let me compare against two other bids. Done in one day. Excellent work."
"Our 1970s home had a 20-year-old roof. Wannamaker's inspection flagged inadequate ventilation and aged flashing that two other companies missed. Full replacement plus ventilation upgrade — they handled the Guadalupe County permit and city inspection. 5% military discount for my husband's service. They came back 2 weeks later to check a gutter detail. Zero charge."
"Custom Hill Country home with standing seam metal. Wannamaker was the only contractor who walked every slope during the Chubb adjuster meeting — documented functional vs cosmetic damage on 12 panels. Coordinated the Cordillera Ranch architectural review and installed replacement panels in 3 days. Worth noting: they turned down upsells my previous contractor had pushed."
"Leak appeared on our ceiling in February. Most roofers wanted to sell me a replacement. Wannamaker did thermal imaging, found a cracked pipe boot 8 feet from the stain, and fixed it for $340. No pressure, no upsell. When the roof does need replacement in a few years, they're getting the call."
"PCS closing in 6 weeks and we needed a roof replacement done fast. Wannamaker accelerated the USAA claim (filed to install in 5 weeks), coordinated with our realtor, and delivered the completion documentation the title company needed. Military discount, warranty transferred to the buyer. Smoothest part of our whole move."

Frequently Asked Questions
How much does a new roof cost in San Antonio?
For a typical 2,000 sq ft San Antonio home, asphalt shingle replacement runs $9,500–$16,000 installed. Metal roofing runs $18,000–$35,000. Tile runs $22,000–$45,000. The biggest variables are pitch, number of layers to tear off, decking condition, and the shingle class (Class 4 impact-resistant adds 10–15% but often pays back in insurance discounts).
Do you handle insurance claims for hail and wind damage?
Yes — insurance work is a big part of what we do. We meet your adjuster on-site, document damage with photos and measurements, write a detailed Xactimate-compatible scope, and handle supplements if the initial settlement misses items. You never pay us more than your insurance settlement plus your deductible.
How long does a roof replacement take?
Most San Antonio asphalt shingle replacements are a one-day job for our crews. Larger or steeper homes run 1–2 days. Metal and tile take 2–5 days depending on size. We always schedule around weather — we won't open a roof if rain is in the forecast.
Are you licensed and insured?
Yes. We carry full general liability and workers' compensation insurance. We'll send you a copy of both certificates before any work begins. Texas doesn't license roofers at the state level, but we are members of the Roofing Contractors Association of Texas (RCAT) and follow all manufacturer certification requirements.
Do you offer free inspections?
Yes — every inspection is free with no pressure and no obligation. You get a written report with clear photos of any issues and our honest recommendation. If your roof has a few more good years, we'll tell you. We don't believe in upselling roofs that don't need replacing.
What warranty comes with a new roof?
Standard manufacturer warranties cover shingles for 25–50 years depending on the product. We install GAF, Owens Corning, and CertainTeed systems, and our certifications let us offer enhanced warranties that cover labor and tear-off too. On top of that, we provide a 5-year workmanship warranty on every replacement.
Ready for a straight answer on your roof?
Free, no-pressure inspection with photo-documented findings. Most inspections done within 48 hours.
