• Written report within 24 hours. Severity-ranked findings: immediate attention, 1–2 year items, watch items, cosmetic notes. Clear recommendations, not alarmist language.
• Honest repair-vs-replace analysis. If you're near the decision, we'll give you the math — estimated remaining roof life, cumulative repair cost over that period, vs replacement cost today.

If replacement makes sense, we'll give you line-item pricing you can compare against any other contractor. If repair is the right answer, we'll quote that honestly. And if the right answer is "do nothing for now," we'll tell you that too.
